Communication Problems
Several areas that put tension between renters and their landlords can fall under the category of a lack of communication. Your job as a property manager is to outline clear and specific ways that the tenants can request maintenance, renew leases, pay rent, and any other avenues they may take to communicate with you.
To keep your tenants happy, you'll have to respond to any requests or messages quickly and efficiently. Moisture and Mold
If you have any loose pipe connections or leaking appliances, your apartment complex could quickly develop mold issues. Mold is a well-known cause of respiratory issues and headaches, which will make your tenants unhappy and give you a lot of maintenance requests to complete. Even if they don't face health concerns themselves, it may reflect poorly on your other forms of maintenance.
To combat mold in your complex, stay on top of all of the plumbing and appliances that use water. Fix any leaks or water stains as soon as you receive a request, and ask your tenants to report mold or concerning spots as quickly as possible. Clearly outline your responsibilities as the building manager and the resident's duties in the agreement both parties sign before they move in to avoid confusion or misplaced blame.
Broken Things
If your apartments contain appliances that break down frequently, windows or doors that lock unreliably, or other damaged or defective parts, you can't expect to keep your residents happy. You'll also wind up spending more on maintenance than you may have planned.
Before you get to that point, take steps to keep your building up-to-date so that your tenants have no concerns. Before someone moves in, have the empty apartment inspected and make sure that everything is working well.
