A spray-on roof coating can go on a wide variety of roofs and can offer a variety of benefits such as waterproofing and reflectivity. But how can you tell when a roof coating would be appropriate, beneficial, and economical?
Discover a few examples of situations that could mean a spray-on coating is right for your building's roof.
1. Your Roof Is Old and Wearing Out
As your building's roof ages, it will start to wear out. This can mean that more and more frequent repairs are necessary until you replace the roof. However, if you coat the roof with a spray-on coating, you can delay the need to replace your roof by protecting it from damage.
The coating can keep out rain and strengthen the roof against hail all without requiring any tear-offs or noisy installation process.
2. Your Roof's Warranty Is Expiring
When the manufacturer's warranty on your roofing materials expires, you'll be without warranty coverage. When this happens, you could replace the roof, or you could simply add a coating that protects your roof. Reap the additional protection of the coating and take advantage of any warranty that comes with the application.
Often, the spray coating may come with a renewable warranty. This means the warranty for that application is good for a certain amount of time, and reapplying the coating at the correct intervals will allow you to refresh the warranty for another period of time.
3. Your Roof Is Metal
Metal roofing materials typically require a coating of some type to protect them from corrosion. The coating is especially important with materials such as galvanized steel. If the galvanization wears thin, the steel core could start to rust and eventually disintegrate.
Since the roof's original protective coating will wear off eventually, you'll need to recoat at intervals. A spray-on coating can be an easy, efficient way to recoat a metal roof.
4. Your Building Has a Dark Roof
A black roof can be relatively inefficient, especially in warm climates where air conditioning is necessary for a significant portion of the year. Adding a white roof coating can help keep the roof cooler by reflecting the sun's rays back into the atmosphere rather than absorbing them down into the building.
Cool roofs can help decrease energy costs by a significant amount, so a roof coating could lower your operating costs if you're responsible for AC costs in the building. Or it could help you to support a more eco-friendly lifestyle for any tenants in your building.
Some types of spray-on coating are more reflective than others. So check with your contractor to make sure you get a light-colored coating (since light colors are more reflective) and, if possible, an Energy Star-certified one.
5. You Want to Avoid Maintenance and Water Damage Repairs
Because a spray-on roof coating is a seamless barrier between the roof and the elements, it can be a great way to avoid leaks. This can reduce annoying and expensive leak repair and water damage remediation costs.
In addition, once the roof has a spray-on coating, it will require only minimal maintenance and upkeep. This low maintenance feature can help you to reduce your costs even further.
6. Your Roof Has Foot Traffic
A roof that needs to stand up to a lot of foot traffic can really benefit from a tough spray-on coating. Most roofing materials aren't designed to stand up to a lot of foot traffic. If your facility has AC units, solar panels, and other items on the roof that require frequent foot traffic, a coating could be very helpful.
Keep in mind that some types of roof coating are tougher and more foot traffic-resistant than others, so be sure to discuss this point with your contractor while choosing a coating type.
